What We’re About
Founders Grove Capital intends to acquire, hold, improve, operate, lease, manage and/or sell Class B industrial properties, ranging in size from 20k -150k square feet. The venture will consist of primarily value-add cash flow opportunities from leases ranging from 6 months to 24 months and opportunistically target long term leases and development opportunities.
~75% of Class B industrial (20-150k) are owned by Non-Institutional owners.
Our ideal value-added industrial opportunity will have a short-term lease, of less than 24 months, below market rents in markets with low vacancy rates & strong rent growth.
